HOW RESIDENTIAL FIRE PROTECTION LTD WORKS
DESIGN
Once your initial enquiry is received, we will utilise the plans of your property alongside a site survey to discuss your needs in detail, before issuing our detailed quotation. From here, we will work with our experienced design team, who will design your residential sprinkler system, all in line with the current standards.
INSTALLATION
Once designs are issued and approved, our highly experienced team, some of whom have been with us since the business began, works closely alongside our management team to install your residential sprinkler system, with as little disruption to your property and tenants as possible. Our experienced team understands the importance of the standards required, and the professionalism and sensitivity when working in and around the public.
COMMISSIONING
Once the installation is complete, our commissioning process begins. A thorough final inspection is carried out to ensure all design criteria have been met and full compliance achieved. We understand that you may have lots of questions, so our friendly management team is present to offer a full system rundown and basic training for building management teams or homeowners before certification is issued.
MAINTENANCE
With your new sprinkler system in place and commissioned, there’s very little else that needs to be done! We offer a service package to include routine maintenance, giving you peace of mind that your system is protecting your property and its tenants, with no maintenance required by you!
The Building Safety Act 2022
The Building Safety Act 2022 (BSA) represents one of the most significant updates to UK building regulations in recent years. Introduced following the Grenfell Tower tragedy, the Act establishes a robust framework designed to enhance safety standards, increase accountability, and ensure that residents in residential buildings are better protected.
What does this mean for you?
The BSA places particular emphasis on higher-risk residential buildings (HRRBs), defined as buildings 18 meters or taller (or 7 stories and above) used for residential purposes. This includes; flats, student accommodation, and similar high-rise dwellings. For these buildings, the BSA mandates strict fire and structural safety management, requiring building owners and duty holders to comply with heightened safety measures, risk assessments, wet and dry system installation and ongoing monitoring protocols.
Legal Responsibilities and the “Golden Thread”
For building owners, developers, and duty holders, the BSA introduces clearer legal responsibilities and stricter oversight. A key requirement is maintaining a “golden thread” of accurate safety of design, construction, and ongoing maintenance, ensuring transparency and accountability at every stage of the project.
A BS9251:2021 Sprinkler System can significantly improve building and occupant safety and support compliance with the new regulations
-
Competence and Accreditation Are Essential – All sprinkler systems must be designed, installed, and maintained by qualified, accredited contractors to ensure compliance with industry standards.
-
Documentation and Record-Keeping Are Mandatory – Each system must include accurate design details, installation records, and maintenance logs, which become part of the building’s golden thread of safety information.
-
Increased Regulatory Scrutiny – Fire sprinkler systems are subject to closer inspection and review to ensure adherence to BS 9251:2021 and other relevant standards, thereby providing maximum protection for residents and properties.
